So this is my first time Blogging, so I figured I would give it a try.....
"Find and Good Agent and stick with them"
I think there are alot of mis-perceptions about Realtors in general and I think the biggest mis-understood fact is that the general consumers do not realize we are all commission only and are only paid if we help a customer/client and close a sale.
With that being said, if you find an agent that you really like, works hard for you and is getting the job done, stay with them. A good Real Estate agent wether buying or selling, will bend over backwards to get the job done and meet or beat your expectations. A commission only lifestyle has a huge failure rate so good agents have to work hard and harder and will be your best advocate to help you now and in the years to come. I have worked in the business for almost 10 years now and have now helped the same people buy and sell multiple times and they are not just my clients anymore, they are my friends, some are almost now like family to me.
Many consumers skip around from agent to agent, not really understanding how the process works and also not realizing that they only need one agent....Thats right, one agent can show you any property listed by ane agent or broker anywhere in the area and beyond!
A good agent can also help you with FSBO (For Sale By Owners) and be your buyers agent and help you negotiate with the seller and help protect you and your best interests. Many FSBO's do not have the right disclosures done or even know how the process works, what they need to provide the buyer and how to move forward.
Ok, so whats the definition of a good agent?
#1 They listen to your wants and needs, but they also help you understand the market and help you set realistic goals and expectations
#2 They communicate with you in a timely manner and can often now be phone, text, email etc. What ever is the best contact method for you. I once sold a home and never spoke with the buyer on the phone, everything was email and that was what they wanted.
#3 They are aggressive but not pushy, they think outside the box and work hard and are available at most times you need them.
#4 They are knowledgable about the areas and market you are working in and stay on top of local trends, sales info and market pricing.
#5 They assist you with all aspects of geting pre-qualified, Home inspections, point you in the right direction and are your constant advocate.
How do I find a good Real Estate Agent?
Look at sites like Trulia and Zillow that offer reviews of agents, ask friends, family or co-workers for a good referal to an agent they were happy with etc. Tv and Radio ad's do not tell you how good an agent or company is so that is not a good way to judge.
And you can always ask your agent before you decide to committ to them for references!
One last important thing to remember about Real Estate agents, We don't make the market, it is our job to understand, interprate and know how to navigate through it based on the goals of our client.
